Before Moving In

  • Complete the Rental Application:
    • Submit a fully completed rental application along with all required documentation.
    • Provide references and consent for credit and background checks, as applicable.
    • Ask for clarification on any terms that are unclear before signing.
  • Arrange for Renter’s Insurance:
    • Obtain and provide proof of renter’s insurance as suggested in the lease.
    • Renter’s insurance can protect you from loss of your personal belongings in case of disaster or emergency as well as protect your household and, in many cases, your guests, from loss.
  • Submit Required Deposits and Payments:
    • Pay the security deposit, first month’s rent, and any additional fees prior to move-in.
  • Review, Understand, and Sign the Lease Agreement:
    • Carefully read the lease terms, including payment schedules, rules, and any special policies (e.g., pet policies).
  • Attend Orientation or Pre-Move-In Inspections:
    • Participate in any scheduled orientation or property walkthroughs to document the condition of the unit upon move-in. Be sure to hand in your Move In Checklist in order to document anything that could be held against your Security Deposit at the end of your tenancy.

During Residency

  • Timely Rent Payments:
    • Pay rent in full and on time, following the agreed-upon payment schedule. Rent may be paid by mail, through our dropbox, or very easily through your Tenant Portal located on our website. We highly recommend use of the tenant portal for all payments.
  • Adhere to Lease Terms and Property Rules:
    • Respect all terms outlined in the lease, including noise restrictions, pet policies, and other community guidelines.
  • Maintain the Rental Unit:
    • Keep the unit clean and in good condition.
    • Avoid making unauthorized alterations or modifications to the property.
  • Report Maintenance Issues Promptly:
    • Inform property management immediately of any repairs or safety concerns.
    • Allow access for scheduled repairs and inspections, as needed.
  • Practice Good Community Conduct:
    • Respect neighbors by managing noise levels and following shared space rules.
    • Dispose of waste and recyclables in accordance with property guidelines.
  • Keep Contact Information Updated:
    • Notify management of any changes to your contact details or emergency information. We recommend use of the tenant portal to update information.

Before Moving Out

  • Provide Proper Notice:
    • Give written notice of your intent to vacate the property in accordance with the lease terms here.
  • Schedule a Move-Out Inspection:
    • Coordinate with property management for a final walkthrough to review the condition of the unit.
  • Restore the Property:
    • Return the unit to its original condition (excluding normal wear and tear).
    • Address any damages or issues that extend beyond routine usage.
  • Clean the Unit Thoroughly:
    • Remove all personal belongings and ensure the space is clean and orderly.
  • Settle Outstanding Balances:
    • Clear any remaining rent or fees, including charges for damages if applicable.
  • Return All Property Items:
    • Return keys, remotes, access cards, or any other items provided at move-in.
