Responsibilites:
Replace Burnt-Out Bulbs: Check interior light fixtures regularly and replace any bulbs that have burned out.
HVAC Filter Maintenance (if specified in your lease)
Responsibilites:
Filter Checks: Examine HVAC (heating, ventilation, and air conditioning) filters periodically (commonly every 30 days) and replace or clean them as recommended.
A/C Drain Lines: Examine A/C drain lines periodically. If it is not draining during operation, contact your property manager immediately.
Yard and Exterior Upkeep (if required by your lease)
Responsibilites:
Lawn and Garden Care: Mow the lawn, trim hedges or bushes, water landscaping, and remove leaves or debris.
General Cleanliness: Keep outdoor areas free from personal clutter and ensure that pathways and driveways remain clear.
Trash and Debris: Keep yard and exterior free of debris and trash. Carry garbage and debris to the nearest collection center or utilize provided pick up services.
Pools: As applicable, maintain cleanliness, proper barriers, and enclosures around pool at all times.
Pest Prevention Measures
Responsibilites:
Sanitation: Keep food stored securely, clean up crumbs or spills immediately, and dispose of garbage properly to reduce the risk of pests.
Observation: Regularly check for signs of pests. Report any infestations to the landlord promptly. We recommend use of the tenant portal.
Smoke Detector Maintenance
Responsibilites:
Routine Testing: Test smoke detectors monthly to ensure they are functioning correctly.
Battery Replacement: Replace batteries as needed; some leases require tenants to handle this small maintenance task.
Routine Reporting and Minor Repairs
Responsibilites:
Maintain, Monitor, and Report: Repair minor issues (e.g., small sink leaks, unusual noises). Report major issues to the property manager immediately.
Septic Tank Maintenance: As applicable, treat and monitor your septic tank system.
Appliances: Avoid using appliances, or fixtures, in ways that might cause preventable damage.
Pets
Responsibilites:
Approval of all pets required by property management: If pets are allowed; the appropriate pet deposit must be paid.
Abide by all applicable municipal and community pet ordinances.
Tenant is responsible for all damages caused by pet
